Gate Opener Repair & Operator Service

Including gates we didn’t build. Operators, keypads, intercoms and entry systems across Buncombe, Henderson, Haywood, Madison, Transylvania and Polk counties.

A gate that won’t open is a different kind of problem from a fence that needs a board. Somebody’s car is stuck on the wrong side of it, or an HOA has every household calling at once. Tell us on the call that the gate is open and stuck and we’ll treat it that way.

Most of our service work is on equipment we didn’t install. Gates that came with the house, operators fitted years ago by somebody who has since moved on, entry systems that worked until the internet at the gate changed. None of that is a problem. You don’t have to have bought it from us for us to work on it.

We service all major brands. Call and tell us what you have and we’ll talk it through — 828.545.5711.

What we work on

What we service

An automatic gate is four or five separate systems pretending to be one. Any of them can be the reason it stopped.

Operators

  • Swing operators — single and double
  • Slide and cantilever operators
  • Control boards, limits and travel adjustment
  • Motors, gearboxes, chains, belts and rack
  • Battery backup and solar setups
  • Manual release, so a stuck gate can be freed

Safety & sensing

  • Photo eyes that stop the gate on an obstruction
  • Safety edges and reversing devices
  • Exit loops and safety loops in the drive
  • Free-exit and fire-department access devices
  • Alignment and sensitivity, the usual culprits

Entry systems

  • Keypads and code changes
  • Remotes, visor transmitters and reprogramming
  • Video intercoms and app-based entry
  • Telephone entry and directory systems
  • Card and fob readers, and the credential list behind them
  • The connection side of a system that calls but won't program

The gate itself

  • Sagging, dragging and gates that won't latch
  • Hinges, bearings, rollers and track
  • Posts that have moved or were never set for the weight
  • Welding repairs on steel and aluminum frames
  • Rebuilding a gate that has been hit

Common problems

What people describe on the phone, and what it usually turns out to be.

“It just stopped”

  • Power at the gate — a tripped breaker, a cut line, a dead backup battery
  • A safety device blocking the cycle rather than a failed motor
  • Control board damage after a storm or a surge
  • A limit that has drifted, so the gate thinks it's already open

“It opens but…”

  • Opens and reverses — usually a photo eye or an obstruction it's finding
  • Opens slowly or groans — hinges, rollers, alignment or a motor working too hard
  • Opens on the remote but not the keypad — the entry system, not the operator
  • Works for us but not for the delivery driver — codes, credentials or the directory

“The keypad won't program”

  • A modern entry system is a network device as much as a gate part
  • It can place calls perfectly and still fail to reach the programming server
  • Cellular systems where there's no internet at the gate, antenna included
  • This is a real part of the work and we come out for it

“Somebody hit it”

  • Straightening, rebuilding or replacing the gate
  • Re-setting or replacing a post taken out with it
  • Operator arms and hardware bent in the hit
  • Itemized estimates, since these are often insurance or HOA reserve jobs

Straight about this

Gates we didn’t build

Yes, we’ll take the job

Fitting an operator to a gate somebody else built is normal work for us, and so is servicing an entry system we’ve never seen before. We’d rather sort out what you have than sell you a new gate you don’t need.

  • Add an operator and keypad to a manual gate
  • Take over service on equipment another company installed
  • Replace a failed operator without replacing the gate
  • Access-control work on its own, with no fence job attached

And one thing we’ll say up front

An operator puts real load on hinges, posts and the gate frame every single cycle. Some gates need that side of it corrected before a motor will run on them reliably.

If yours is one of those, we’ll tell you at the walk-through instead of bolting an operator onto a gate that can’t carry it and leaving you to find out in six months. Sometimes that means a post reset or a hinge upgrade first. Sometimes it means the gate is worth rebuilding.

Either way you’ll hear it before any work starts, and if you’d rather not go ahead, no harm done.

Equipment

Brands

We service all major brands

If it’s on your gate, tell us what it is and we’ll talk through it on the phone. There’s no list you have to match to get us out there, and no requirement that we installed it.

Parts availability is the one honest caveat. Some older equipment is no longer supported by anybody, and where that’s the case we’ll tell you what your options are rather than chase a board that isn’t made.

What we install new

Most new operators we fit are All-O-Matic — an American manufacturer building gate operators in Van Nuys, California since 1984 (All-O-Matic). DC models carry integrated battery backup, so the gate still opens in a power cut, which in these mountains matters.

That’s a recommendation, not a rule. If you already have another brand in the ground and it’s serviceable, keeping it is usually the cheaper answer.

Questions

Gate service questions

Will you work on a gate you didn’t install?

Yes. A good share of our service calls are on gates and operators somebody else put in, or that came with the house. You don’t have to have bought it from us.

Do you service all brands of gate operator?

We service all major brands. Most of what we install new is All-O-Matic, but that’s a recommendation, not a rule. Call and tell us what you have and we’ll talk through it.

Can you add an operator to an existing gate?

Usually yes, and we’ll look at the gate first. Hinges, posts and the frame have to carry the extra work an operator puts on them, and if yours need attention we’ll say so before fitting a motor rather than after.

My gate opens but the keypad stopped working. Is that a gate problem?

Often not. The operator, the safety devices and the entry system are separate pieces that talk to each other, so the fault can sit in any one of them. Figuring out which one is what the service call is for.

Do I need an electrician?

Our crews do the operator wiring and the low-voltage work. We’re not electricians, so where a new circuit has to come off the panel we bring in a licensed electrician we work with regularly, and we line that up as part of the job.

Do you offer a service agreement for an HOA or commercial site?

We don’t sell one as a standard package, but if you want an annual or twice-yearly check set up on your operators we’ll do it. Ask and we’ll put something together for your site.
